## Why the Apron Is Always First

Walk any Connecticut neighbourhood with driveways more than fifteen years old and you’ll see the same thing repeatedly: the driveway is largely fine, but the section right at the garage door has dropped. There’s a lip, an open joint, and often a puddle sitting in it.

When the house and garage were built, a trench was excavated around the foundation and then refilled once the walls were up. That refilled material, backfill, is disturbed soil. However well it was tamped, it will never be as dense as ground that has never been dug. It keeps consolidating for years, sometimes decades.

The apron is poured directly over that backfill zone. The rest of the driveway sits further out on undisturbed ground. Same pour, same concrete, same weather, entirely different foundation.

> Roof runoff usually lands within a few feet of the garage. So the loosest ground on your property is also where the most concentrated water flow arrives. That combination is why the apron drop tends to accelerate.

## What the Drop Actually Costs You

**The step.** Once the apron settles even an inch below the garage slab, you have a hard edge. It catches low front ends and bumpers, and it’s a genuine trip point when you’re walking in with your hands full.

**The open joint.** The gap between apron and garage slab widens as the apron drops. Every rain and every thaw sends water straight down that channel into the backfill, the same backfill that’s already the weakest ground around. It accelerates its own cause.

**Water at the foundation.** A dropped apron often tilts back toward the house. Meltwater that used to run down the driveway to the street now pools against the foundation instead.

**The garage slab follows.** Water entering through the joint doesn’t stop at the apron. It moves under the garage slab too, which is one common path to a

## Lifting It Back

Apron lifts are among the more straightforward jobs, because the void is usually well defined and easy to reach.

Ports go in along the settled section, generally in a line following the drop. Two-part polyurethane is injected, fills the backfill cavity, and then raises the apron in stages while the crew checks the level between passes. The goal is flush with the garage slab across the full width, so the step disappears rather than moving somewhere else.

Filling the void is the part that lasts. That cavity is where water was collecting and where the next drop would have started. Sealing the joint afterward is worth doing too, because it cuts the water supply that opened the gap in the first place.

Most apron jobs are one to three hours, and the foam is at working strength in about 15 minutes. You park on it the same evening. Compared with breaking out the apron, disposing of it, and forming and pouring a new one, it’s a different order of disruption entirely.

Why did only the apron drop and not the rest of the driveway?

Because the apron sits on backfill. When the foundation and garage slab were built, the trench alongside them was refilled with disturbed material that never compacts as well as undisturbed ground. That fill keeps consolidating for years, so the apron settles first.

Will lifting close the gap at the garage?

Yes. The apron is raised back until it meets the garage slab, which closes the joint and removes the step. The lift is monitored against a level so it comes back flush rather than overshooting.

Can you match the height exactly?

That's the target, and it's why the injection runs in stages rather than one continuous push. We check the level between passes so the finished apron sits flush with the garage slab across its full width.

Is a step at the garage actually a problem?

It's three problems. It catches bumpers and low front ends, it's a trip point when you're carrying something in, and the open joint funnels water straight down against the foundation every time it rains or melts.
